    Northern Ireland shopping centres are under pressure from department store closures, changing consumer behaviour and online shopping, plus high operating costs. Several brands have collapsed since Covid. Values have dropped to about a third or quarter of pre-2007 levels, and some centres have closed. Recent investors are repurposing anchor units for leisure and food, restructuring leases, and adding retail.
